I was born and raised on the west side of Evansville, attended F.J. Reitz High school and went on to attend Western Kentucky University. Upon graduation from WKU with a bachelor’s degree in design, I returned to Evansville to raise a family and currently reside on the north side of Evansville with my husband Scott and three children Aubrey (11), Henry (6), and Evelyn (3). For Sellers

In that regard, I’m lucky to be working with F.C. Tucker Emge Realtors where I’m able to utilize the very best home marketing tools available in our industry. We don’t rely on simply putting a sign in the yard. We will market your home online, in print ads, with open houses on our company website and mobile website until your house is sold. F.C. Tucker Emge Realtors also has a network of over 100 realtors in Southwest Indiana that work together to sell each others listings.
Another very important element is pricing it correctly. When pricing homes, I perform a CMA (Current Market Analysis) to find out what similar home have sold for and then put a plan in place to sell it for the agreed up on price. I work hard to get top dollar for every home I have listed.

When An Offer To Purchase Is Received, I will:

  1. Detail seller expenses and net proceeds
  2. Discuss qualifications of the buyer
  3. Counsel you and negotiate the best price and terms
  4. Prepare a calendar of key upcoming actions
  5. Explain all details and contingencies
  6. Maintain rapport and communicate with the other agent involved in the transaction

During a Pending Transaction, I will:

  1. Order title insurance, deed, survey, and other necessary documents
  2. When appropriate, meet appraiser at your property and present market data
  3. Review the inspection report with you
  4. Keep you up-to-date on the pending details
  5. Follow up with the borrower’s lender
  6. Assist cooperating agent with any problems relative to the sale
  7. Review the title work
  8. Schedule the closing

At the Closing, I will:

  1. Discuss proceeds and closing statements with you
  2. Attend the closing and answer all questions
  3. Coordinate possession of property
  4. Maintain a file of closing papers
  5. Help coordinate the transfer of utilities and keys

For Buyers

I really enjoy helping people find the right home and navigate through the often confusing world of purchasing real estate. Sometimes that requires showing 50 homes and sometimes it only requires looking at a few. Regardless, my first step is to get to know my client and understand their particular wants, needs and tastes. I then develop a list of homes and start showing some houses!

In addition to showing homes, I’ll help explain the various financing options available and can refer mortgage representatives to for pre-qualification and determine mortgage and closing cost.

When we find the right home, I’ll negotiate the very best purchase price possible, schedule the closing and work with the seller to schedule an inspection and negotiate to fix any issues that may turn up. Lastly, to help erase any fears, F.C. Tucker Emge Realtors offers home warranties that cover problems not protected by homeowner’s insurance.
